Fairlie Norbury Real Estate are a niche investment and development consultancy founded by Nick Fairlie and Julian Norbury. We specialise in the acquisition and disposal of commercial property investments and developments, across the property sectors and throughout the UK, with considerable experience in both the Central London and the Midlands markets.

The fact that over three quarters of our business is from repeat customers, attests to the strength of our relationships with our clients and their importance to us. It is easy to say our focus is on client care, but we really do try to provide the best investment agency and development advice. This includes:

  • The sourcing of investment opportunities (mainly off market) tailored to our clients’ requirements; We invest a lot of time developing relationships to find suitable opportunities.

  • High quality occupational advice from best in class sector specialists; To be the most competitive bidder we realise it is key to have the best occupational advice. We have close relationships with senior leasing and professional advisers. We share fees generously with these sector specialists to ensure they provide the best service possible to our clients.

  • Contact with occupiers to canvas their opinions of investments we are considering.

  • A focus on delivery through our special relationships with other investment agents and principals developed over the course of our long careers. We recognise that a key element to our service is “deliverability". We make every effort to ensure our clients are fully informed as to the nature of the competition and pricing levels;

  • We often deal with complex multi-let, mixed use properties, which require a high degree of analysis. We have our own highly developed in-house Excel and Circle/Argus modelling capability;

  • We pride ourselves in our sales advice, preparing properties for sale to maximise their appeal to the market. We take every care to ensure that our pricing is optimally pitched, that particulars are of the highest quality, that the sales information provided to purchasers is both informative and well presented. We use data-rooms to ensure that purchasers are fully informed prior to bidding, minimising the scope for “price adjustments”.

  • With both purchases and sales, we maintain close contact with the solicitors and agents throughout the due diligence period to ensure the smoothest and fastest completion.
